Buyer’s need representation too
It is a common myth that a real estate agents main job is to locate a home for a buyer; while it might be true that this is one of the duties a buyer’s representative has it is by far the main or most important responsibility. Today’s buyer is pretty savvy and in most cases can navigate the home search pages pretty independently. While agents such as us have tools to make the searching extremely easy and accurate we feel our real value is offered to our buyer clients after the home has been found, starting with negotiations.
When negotiating an offer for a home there is much more to consider than the price. A lot of times the price is the easy thing; it’s the contract details that become tricky if you are not familiar with the process. While most people will buy 3-4 homes in their life we negotiate and close that many every month.
Buyer’s who come to the negotiating table unrepresented take a huge risk that could cost them finically. The buyer’s agent has a fiduciary responsibility to the buyer. Without an agent, no one is looking out for the buyer. The listing agent works for the seller and the builder’s representative works for the builder. That’s pretty scary when you’re talking about one of the biggest purchases you’ll ever make.
Okay so let’s talk about cost. Who pays the buyer’s agents fee? In most cases we are paid by the seller’s agent, the seller pays his agent a fee for selling their home and their agent agrees to split the fee with a buyer’s agent. So the services we offer to our buyer clients are most often FREE services as well as priceless.
